Woodstock Avenue

The complete refurbishment, remodelling and extension to a Grade II listed house family house in London's Bedford Park

COMPLETED
2000
VALUE
£0.6m

Over many years, the ground floor of this handsome detached west London house had become progressively subdivided with small rooms and fixtures, blocking views to the surrounding gardens from the interior. The incoming owners and their young family wanted to clear an adaptable open-plan space, overlooking the rear garden, for informal uses but also suitable for formal entertaining.

Consultation with English Heritage confirmed that the existing partitions to the rear of the house were not original, enabling the house-wide family space the owners had wanted. Opportunities for a sympathetic rear extension were also granted which, combined with imaginative structural engineering, provided a play area adjacent to the kitchen space and a 25%. increase in ground floor area.

All the joinery was designed by Fereday Pollard using sustainable harvested Jarrah hardwood for flooring and living space storage, while the kitchen units were fabricated from steamed Beech and stainless steel fittings.

The remainder of the ground floor and en suite upper bedroom levels were designed and constructed to provide high performance building services, audio-visual amenities and beautiful self finished surfaces.
